What we buy

We’re a buy-and-hold investor, not a flipper. We look for durable properties and businesses we can own for years — and we’re set up to move quickly when the numbers work for both sides.

Rental homes & small multifamily

Single-family rentals and 2–4 unit buildings in working-class neighborhoods anywhere in the country. Occupied or vacant, polished or tired — condition matters less than location and good bones.

Seller-financed deals

Our preferred way to buy. If you can carry the note, we can often get to a price and a structure a bank-financed buyer can’t — with low money down and a monthly payment you can count on, month after month.

Real estate businesses

Property management companies, small brokerages, and service businesses built around real estate. If you’re ready to retire or step back, you can exit without shutting the doors on your clients and tenants.

Light industrial & warehouse

Small-bay industrial and warehouse space nationwide. We look at underused or overlooked buildings where steady tenancy and simple operations matter more than flash.

A note to landlords thinking about retiring

You spent years building your portfolio — fixing the furnaces, finding the tenants, answering the late-night calls. Selling it shouldn’t mean months of showings, repair lists, and buyers whose financing falls apart at the closing table.

We buy directly and structure creatively. Keep a monthly income through seller financing instead of handing a bank the relationship. Sell one property or the whole portfolio. And know that your tenants — and the home you kept up for them — will be treated with respect.

No pressure, no obligation. If the numbers don’t work for you, we’ll tell you honestly and shake hands.

How it works

No listing, no open houses, no obligation. Most conversations start with a ten-minute call — here’s what happens after.

1

Conversation

Tell us about the property or business — condition, tenants, and what a good outcome looks like for you.

2

Numbers

We run the rents, taxes, and expenses. If seller financing is on the table, we sketch the structure together.

3

Offer

You get clear terms in writing — price, down payment, monthly payment, and balloon if there is one. No games.

4

Agreement

We paper the deal with a standard purchase agreement or land contract and open title.

5

Closing

We close on your timeline and handle the tenant transition respectfully and professionally.

Where we buy

Our day-to-day search concentrates in four Midwest metros where rental demand is deep and purchase prices still make sense. Wherever we buy first on a street, we look for the next property nearby — clustering keeps management local and neighbors looked after.

Downtown Detroit skyline at dusk

Detroit, MI

Our home turf for value rentals — brick bungalows, land contracts, and deep neighborhood knowledge.

Cleveland, Ohio skyline across the water

Cleveland, OH

Steady rental demand and durable housing stock across Cuyahoga County neighborhoods.

Indianapolis, Indiana skyline

Indianapolis, IN

A landlord-friendly market with strong cash-flow fundamentals in Marion County.

Cincinnati, Ohio skyline and the Ohio River

Cincinnati, OH

Historic housing stock along the Ohio River, with value in the neighborhoods beyond downtown.

Not in one of these four? We buy across the entire United States — a good deal in any state gets a serious look.

Tell Us About It

Our homes

Every property we acquire will be showcased here — the homes, the neighborhoods, and the families who live in them. This is where our portfolio comes to life as it grows.

Our first homes are on their way

We’re actively acquiring in Detroit, Cleveland, Indianapolis, and Cincinnati right now. As each home joins the Synergy family, it will appear here. If you own a property in one of these neighborhoods, it could be the very first one on this page.

Questions sellers ask us

Answered straight. Anything else on your mind, just call — a person answers.

How does seller financing work with you?+

Instead of a bank loan, you carry the note. We put down an agreed amount, pay you monthly — typically comparable to the rent the property produces — and pay the remaining balance off with a balloon payment at the end of the term, usually in three to seven years. You keep a steady income stream, spread out your tax event, and sell without waiting on a bank’s approval process.

Do you buy on land contracts?+

Yes. Land contracts are common in our Detroit and Michigan deals especially, and we’re comfortable buying on one or taking over properties already sold on contract. Tell us the remaining balance and payment, and we’ll structure around it.

My property needs work. Will you still look at it?+

Almost certainly. Roof issues, tired interiors, dated systems — that’s normal in the neighborhoods we buy in. We price repairs into our offer honestly rather than asking you to fix anything before selling.

What happens to my tenants?+

They stay. We buy occupied properties all the time and honor existing leases. When we buy several properties in one area, we place them with a local property manager, and tenants get a clear introduction and a well-kept home.

Are you going to lowball me?+

We’re investors, so our offer has to make sense as a rental — but seller financing often lets us pay more than a cash buyer can, because the monthly payment and balloon go to you instead of a bank. We’ll show you our numbers either way, and there’s no obligation to accept.

I’m an agent or wholesaler with a deal. Can I send it?+

Please do. Off-market rentals, tired-landlord portfolios, and small industrial in Detroit, Cleveland, Indianapolis, or Cincinnati are exactly our buy box — and strong deals anywhere else in the U.S. are welcome too. Protect your fee in writing and send the address, asking price, and rent details to our acquisitions email below.
